Remove/Negotiate Contingencies

Preparing The Amendment to Remove Inspection Contingency – After the buyer(s) and their agent have reviewed the report, the agent will document your requests for repairs on The Amendment to Remove Inspection Contingency. Remember, the inspection report is not intended to be a “punch list”. You are looking for items that are structurally or functionally in disrepair vs. cosmetic items.

Be aware of deadlines – Inspection deadlines are key deadlines. The buyer usually has 7-10 days from binding agreement date to inspect the property and to present the Seller with an Amendment to Remove Inspection Contingency. Failure to do so indicates that the buyer accepts the property “as is”. Both parties must reach an agreement usually within another 3-7 days (or 10-14 days from binding agreement date).
